My name is Brent Smith, the director and owner of Twenty20 Building Inspections and Brentech Construction Services. I have 18 years experience in the building industry and have been involved in all aspects of the building from renovations and new homes to planning and estimating.

As a property investor… I have focused on building wealth through real estate. I believe one of the biggest pitfalls people face when investing in real estate is failing to fully identify the potential costs and heartache that may occur in the future.

As a property owner I have found it absolutely essential to understand everything about a building not just the comfort and lifestyle benefits, but the current condition, construction and maintenance for the upkeep and ongoing costs to the home.

As your building inspector… I will personally compile a comprehensive computer generated and verbal report that will provide you with the confidence to make a more educated and well informed decision. This report and verbal account is generally issued to you onsite, so there is no waiting for the information. You will be able to attend the site and ask as many questions as you feel are necessary. If you are unable to attend I will ring you from site to discuss all the relevant issues before emailing the report directly to you. Express post is also available for next business day delivery. (Postage cost is $5.)

Our reporting process Ensures accuracy, as all properties inspected are assessed in a standardized manner, however the reporting system is individualized and flexible as no two properties are exactly the same. We have designed a computer program that only enables a report to be generated once all areas of the property have been adequately commented on. This reporting system is state of the art and provides information  that is in excess of what is required by the Australian standards. It is also endorsed by the relevant insurance authorities.

There is great benefit to receiving the report on the spot and we believe it is the only way to be accurate and ensure everything is commented on. 

Taking notes can only provide so much information and can be confusing. Particularly when you have numerous notes for multiple properties that require reports and those reports are being produced by an office girl or an inspector at the end of a long hard day. It is easy to see why mistakes can be made. 

However, when you are onsite creating a report there is far more chance that all items are addressed as the issues are directly in front of your eyes and your focus is on that one job. Also you receive the information on the day. 

Time taken and availabilityThis process can take slightly longer onsite (the average inspection taking 1.5 - 2 hrs depending on the property) however I feel that the emphasis should not be on time but the quality of the information provided to you. As a result I only perform a maximum of three inspections / reports per day, (not 6 - 8 like other inspectors) and therefore have enough time to perform my duties correctly. There should be no time limits just good information and service.

We have three appointment times per day, 8:30am, 11:30am and 2:30pm, if you don't want to stand around waiting you can come along an hour and a half after I start and I should be very close to finished for you.

We have contacts to help you with more specialized information required... with the introduction of the new building inspection standards, introduced 20/12/2007, specialized items now have to be commented on by an expert in that field. The main items include but are not limited to all electrical installations, plumbing related items, pest control issues, swimming pools/spas and relevant equipment, asbestos related problems (particularly in older buildings), conveyance searches / services, and fire / chimney inspections etc. 

Although obvious defects are commented on if come across during the your building inspection these items do not make up the scope of a building inspection under the new AS 4349.1 - 2007, Appendix C. This means these inspections will now often be required in addition to a building inspection and form part of a purchasers responsibility to under take there own due diligence in relation to these items prior to the sale contract going unconditional. 

Twenty20 Building Inspections has the right contacts to ensure you are able to obtain this important additional information, if required. Obviously this is subject to the jobs location and the additional inspectors availability. Please feel free to enquire if you feel any of these additional services are required. We have strong alliances with other reputable organizations and maybe able to help you with quotations or organise these inspections at the same time as we are doing your building inspection.

Finally, I provide an after inspection phone service should you need further assistance or guidance in relation to my service I am always available to confirm and discuss issues to help you make the right decision.  

Our chargesAre a set rate and do not differ from a large property to a small property as the reporting system used is the same for every job. We charge $300.00 including GST an accept Credit cards, Checks or Internet transfer. If you are wanting to pay cash on the day we will discount to $280 including GST as this helps the cash flow to our business and makes it more affordable to you. Receipts / tax invoices are issued for all payments received. We will contact the agent on your behalf to organise a time for both myself and our other inspectors to meet with you onsite. If you are unable to attend site to collect your report we can email or express post the report/s to you. An additional postage fee of $5.00 including GST charge will be added to accommodate this service. 

Pest inspections (Please refer to Pest Inspections Tab below). Building and pest inspections go hand in hand as the REIQ sale contracts have made special provision for these inspections. We have aligned ourselves with excellent and experienced pest controllers that also issue their report onsite. It is not mandatory that you use our pest inspector and we will work in with your own pest controller, however if you use our guys we will co-ordinate it so they are onsite at the same time as your building report is being done. The pest  inspectors charge is $220 including GST. They also accept credit cards, cheques or internet transfer and your payment will be directly to them.
