Introduction: This
document is designed to set out the guidelines as to what Twenty20
Building Inspections onsite duties are and what our onsite staff
and/or representatives are obligated to communicate or not obligated to
communicate. This
policy will also explain the reasoning behind these clear and set down
guidelines. Further more this policy will set down the standard for all
staff and/or representatives answering the phone or communicating with the
general public. Policies: Twenty20
Building Inspections considers itself a reliable and accurate source of
information. It is a “neutral or unbiased” company as it is not our
policy or intention to relay information in a manner that can / will sway
a client to buy or not buy a particular property. It
is Twenty20 Building
Inspections policy never to communicate personal
opinions to influence a purchaser’s decision. It
is Twenty20 Building Inspections policy to make our professional
opinion available to our clients in relation to only our professional
expertise being, Building Construction and Inspecting. In short Twenty20 Building Inspections task is to clearly make our clients aware of only the construction issues and report the facts in accordance with the guidlines of the Australian Standards 4349.1 - 2007, be them good or bad, associated with purchasing that particular property, making no comparisons other than structural or factual and providing / relaying the information in an unbiased / non opinionated manner. It is Twenty20 Building Inspections responsibility to provide only factual information that is in accordance with standard building practices, local authority standards or building and pest authority standards. Our inspections are of a visual nature and we are only able to report on what is visually available onsite at the time of the inspection. It is not Twenty20 Building Inspections policy to provide explanations, either verbally or in writing that are of an assuming, derogative, disparaging or encouraging nature. Explanation: The basis behind these policies are that our personal opinion does not really matter, as we are not the potential purchaser or seller of that property. We are not aware of the strategies, goals or objectives that suit that individuals / clients requirements and by relaying any information other than factual we may contribute to a negative outcome / result for our client. In short all decisions made have to be independently arrived at by the client without influence by our personal opinion/s. Policies
continued: It is also Twenty20 Building Inspections policy not to discuss with any other party other than the client paying for the inspection and report, the contents or information provided to that particular paying client. This
means that unless Twenty20 Building Inspections receives in writing from
the paying client an advise that instructs our staff and/or
representatives to speak to a specific person or entity, no information
about that particular report will be provided, relayed or communicated. Further
more it is Twenty20 Building Inspections policy not to relay any
information onsite to any other party other than the paying client. This
means no discussion should take place about findings related to a
particular building with any other person other than the paying client.
This includes, in the case of a pre-purchase property inspection, avoiding
communicating findings directly to selling agents, vendors, tenants,
neighbours or any other person other than the paying client. This is
obviously the opposite for the case of a pre-sale report. It
is also Twenty20 Building Inspections policy to attempt to communicate
all findings only to the paying client in a private environment. Which may
require the findings are communicated to the client away from other site
attendees or even perhaps off site in order to get the client in a one on
one situation free from interruptions or other individuals opinions. In short Twenty20 Building Inspections loyalties have to lie only with our client and we are only concerned with that clients interests. We will attempt not to provide information to other persons attending site or enquiring about that report unless instructed in writing by the paying client. Explanation: The basis behind this policy is that by providing anybody other than the paying client with our findings Twenty20 Building Inspections may hinder the negotiation position of the paying client and therefore jeopardise the paying clients strategies, goals or objectives. Further more because Twenty20 Building Inspections is dealing directly with a client’s personal strategy, goals or objectives certain privacy laws apply to keeping personal information, personal. In short the client is paying Twenty20 Building Inspections and this is to whom we are obligated and should be attempting to assist. Conclusion: All details described above offer a type of quality assurance and a set of rules by which Twenty20 Building Inspections is guided in an attempt to provide the most professional, unbiased and transparent service both over the telephone and on-site.
