Our
pre purchase and pre sale report will give you a complete guide of the property as it covers
every aspect of the home from top to bottom. It
starts with a site conditions assessment. We provide a site drainage,
garden, trees and landscape analysis to help identify reasons for possible foundation
movements / failures
and/or evidence of seepage into the home. We do a full structural point by
point check of all the components that structurally make up the dwelling
including a manhole crawl in the ceiling cavity where accessible. The next section pays particular attention to movement and stability issues which identifies cracking to building elements, classifies the damage so it is easy for you to understand the significance of any movement issues and then makes recommendation on what to do about those issues. Externally
the building is checked from top to toe using a ladder to inspect the
condition of the roof, fascias, gutters and down pipes. You will be given a
full rundown of all the different components making up the building, the materials used and an understanding of any
defects associated with those products. Internally all
wet areas are inspected and where applicable, a moisture meter
device is used to detect any seepage into or around wet areas, as
obviously this can have some major cost implications. Internally the building is also checked aesthetically and floor tiles are sounded for drum my ness / lifting. All reporting is done in accordance with the new Australian Standards for Inspections of buildings, Part 1: Pre-purchase inspections - Residential buildings (AS 4349 & AS4349.1-2007). Therefore under the new standards the reporting is done in such a way that definitions and terms are clearly explained for ease of reading / understanding. Finally we give a summary and personal grading opinion of the home in comparison with other homes of similar age and era that we have previously inspected. This will rate all the areas inspected throughout the report which explains the significance of the issues reported and grades your purchase so you can be sure you are buying well from a building inspectors perspective. Your investment for this information & peace of mind is $300.00 including the GST and if you pay cash on the day we discount the report to $280.00 including GST. Payment can be made by cheque, credit card or direct transfer. We will contact the agent on your behalf to organise a time that is convenient for all concern parties. If you want other inspections at the same time we will look to organise this also on your behalf so all information is available to meet you onsite. The most common report required for people who are going through the building process is a Handover Report. Once again the building is checked over as described above however a particular emphasis is given to the quality of finish, comparison to Building Standards and to ensure all contract and specifications requirements have been achieved prior to you handing final payment over to the builder. Our standard charges apply to this service. We do also offer a consultancy based service for many building guidance related matters. Requirements such as reporting on one off specific issues to both old and new buildings, builder dispute and resolution services, pre building design and contract advice and renovation / restoration guidance are all regular duties requested. Charges for this more specialized work is $100.00 per hour including GST and a flat fee may be arranged once all work to be performed is fully understood.
